The TownLake YMCA has posted information about the proposed development of its land north of Cesar Chavez St. and west of Lamar Blvd. The plan includes three residential towers up to 425 feet tall (with 750 units) and a new YMCA facility. These towers would be the first high-rise towers west of Lamar Blvd. in the central city. Their height would equal that of The Spring Condominiums across Lamar at 300 Bowie. They would raise impervious cover from 56% to 95% and use adjacent parkland for stormwater detention.
Steve Amos, president of The Old West Association Neighborhood Association (OWANA), says that in keeping with the group's mission, its Steering and Zoning Committee is reviewing Millennium Partners’ Planned Unit Development (PUD) zoning for the redevelopment of the 4.8-acre site. They are focusing on the environmental, traffic, and parkland impacts of this proposed development. Formal recommendations will be provided to city staff. Input from neighbors, city departments, and stakeholders is being gathered. “Many of us are long-term YMCA members and support the need for a new YMCA facility, more childcare, and affordable housing,” Amos said. “We want to balance the enhanced
availability of these services with environmental and traffic impacts.” He added that this development would set a precedent for "downtown heights" west of Lamar Blvd.
Pointing to past successes, Amos said that OWANA has advanced six major projects representing approximately half a billion dollars with their collaboration in two years. They have incorporated 100% binding agreements, improving safety and design, and developers have publicly endorsed the process. https://www.owana.org/zoning-collaboration-successes
